Once you receive an offer(s) on your property, we will determine a time to review offer(s). In a multiple offer situation, we may set a deadline for other buyers to submit their highest and best offer by a certain date and time.

Be Prepared To Negotiate
When you receive an offer you have a few choices:

It can sometimes take a couple of counter-offers back and forth before an agreement is made on both sides. The under-contract process can normally take anywhere from 30-45 days.
Home Inspection
Performing an inspection is one of the crucial steps of buying a home. The preparation you made before your first showing should help you get ready for the inspection.
A home inspection is a visual assessment of a house's structure and mechanical systems, including the roof, ceilings, walls, floors, windows, doors, and foundation.
Typically, an inspector will check if major appliances are functional, test the heating and air-conditioning system, examine the plumbing and electrical systems, and may even access the attic.
The Purchase Agreement may be contingent on the buyer conducting a home inspection of the property during the option period.
The timeline for the option period will be determined in the Purchase Agreement (typically 5-10 days).
During this period, the buyer may accept the conditions of the home as-is, request the seller to make repairs, request a price reduction, or cancel the contract.
You can negotiate with the buyer, decide to fix item(s), provide money for the buyers to fix it themselves, or provide documentation that the problem has already been addressed.
Home Apprasal
A home appraisal is a licensed or certified appraiser’s assessment of a home’s value. The appraisal is based on research of recent sales of comparable homes in the area, an analysis of the property, as well as other factors, such as the local housing market. The mortgage lender requires an appraisal to help gauge the risk of making a loan. The property serves as collateral in case the borrower defaults, so the lender wants to make sure the home appraises for at least the loan amount.
The appraisal could come in low, high, or at value. If the appraisal comes in low, I will be there to guide you on our next moves to make.
Results are given usually within 7-10 days.
Once this process is complete most of what occurs takes place behind the scenes (we wait for the loan conditions deadline for the buyer).
When all conditions have been met, it's Onward to Closing!
Closing

- Submit change of address form with post office
- Change your address with the IRS and creditors
- Exchange your new address with family and friends

Final Walkthrough
Prior to closing the buyer may choose to do a final walkthrough. This time is for the buyers to check that the home is move-in ready, and any requests or personal property that were negotiated have been addressed or are present. Walk through are typically done 1-3 days before closing
Closing
Closing is the final step in your home selling process.
During the closing,the escrow officer will look over the contract and find out what payments are owed by who, prepare documents for closing, perform the closing, make sure all payoffs are completed, the buyer’s title is recorded, and that you receive payoffs that are due to you.
Sellers need to bring to closing:

• Mailbox and any other spare keys
